As Virginia's historic capital, the city of Richmond is a unique heartbeat of urban culture at the city's center mixed with fashionable elegance and innovatively designed subdivisions as you move through the city's West End.
Real Estate in the area sells from $90 per square ft. in the city's Southside to $191 per square foot in the city's West End.
Just like the city, realesteate is divided into 5 zones, each having a unique architectural feel and distinct culture. The James River separates the city's Northside and Southside. The city's Southside is home to the more established historic neighborhood of Winsor Farms. Located near the geographical center of the city, it includes Cape Cods, Spanish Colonails and Tudor Revivials dating between the 1920-1940's era. The median price of a home in the city's southside was $209,200 in 2007. Depending on your real-estate goals there are some deals to be had due to the neighborhood's historic style and location, but rennovation work will be required to increase the property's value. Because of the neighborhood's historic location, rennovated homes in the area have been known to sell for as much as $2 million.
As you move west in the city, real-estate prices go up substantially. One of the city's first planned nieghborhoods built in 1926, it features primarily Colonial Revival homes.
The further West of the city you venture, the more you'll find modern, innovative subdivisions with cutting-edge style and architecture. Bidding wars in the city's West End are not uncommon where half of homes put on the market sell in fewer than 34 days.
While the city's Northside has experienced a depreciation of home values, there are still good properties to be had, especially in the city's fan area. Located near Virginia Commonwealth University, the fan district is home to many singles and couples buying their first home. The median price for homes in Richmond's fan district was $196,000 in 2007.
Revitalization efforts are currently underway to preserve the city's historic East End that has experienced economic decline in recent decades.
